Separate rent from construction activity

Applied Digital's October 7 earnings release presents a revenue-quality question for APLD investors. Fiscal first-quarter 2027 revenue rose 322% to $341.9 million for the period ended August 31, 2026. Within HPC hosting, $262.6 million of revenue comprised $65.8 million of base rent, $183.5 million of tenant fit-out services and $13.3 million of tenant recoveries.

The research question is how much of the growth can support a recurring earnings stream. A useful model gives construction-related activity and rent separate assumptions instead of annualizing the headline total. Even a correctly reported growth rate can be an unsuitable shortcut for estimating the next year's earnings.

Start with three rows: recurring contractual income, project-related services and reimbursed costs. Then ask what drives each row, when customers pay, and which costs belong against it. This structure makes a forecast easier to challenge. It also prevents a busy construction quarter from silently becoming the assumed steady state for an operating property.

02

Respect the quarter boundary

In a separate October 2 announcement, Applied Digital said another 75 MW of critical IT load had reached Ready for Service at Polaris Forge 1. That completed Building 2's 150 MW and brought the campus to 250 MW operational. The campus is fully leased for 400 MW at full buildout. The earnings release dates the latest delivery to October 1, after the reported quarter ended.

This is evidence of execution, but the analyst must place it in the correct period. Do not use October's capacity as if it operated throughout the August quarter. Conversely, comparing future rental income against the old operating footprint could miss the effect of subsequent deliveries.

For the next update, maintain a dated capacity schedule showing commissioning, lease commencement and the period included in reported results. Capacity is an operating input; it is not itself a revenue figure. Turning it into an earnings forecast requires contract economics and the costs of operating and financing the asset. Avoid filling missing assumptions with a single revenue-per-megawatt multiplier drawn from mixed revenue.

Finland belongs in a different stage of the model

Applied Digital's October 6 Finland announcement describes access to up to 1 GW of potential power capacity, with initial power availability anticipated in 2028. The company is marketing the site and discussing it with prospective hyperscale customers. Future investment depends on demand, commercial milestones and regulatory and development requirements.

That opportunity should sit outside a schedule of already operating critical IT load. Potential power access, a signed customer commitment, a financed construction project and a commissioned facility answer different questions. The distinction matters even if the long-term opportunity is attractive: each stage can change both the timing and the capital required before revenue arrives.

Use a development checklist with separate evidence for power availability, customer commitments, permissions, financing and commissioning. Update a stage only when the supporting disclosure changes. A large proposed site can expand the range of possible outcomes without establishing the amount or date of future profit. Adding potential power directly to delivered IT capacity would obscure both the stage difference and the different capacity definitions.

04

Keep the earnings perimeter consistent

The quarter's GAAP loss from continuing operations attributable to common shareholders was $221.0 million. Reported adjusted EBITDA was $64.4 million. The release says its non-GAAP measures exclude ChronoScale, although that majority-owned business remains consolidated in GAAP results.

A comparison therefore needs both the reconciliation of adjustments and the scope of businesses included. An adjusted operating measure cannot independently establish the cash available to common shareholders. A research note should retain the GAAP result alongside management's alternative measures and explain what each measure is intended to illuminate.

The evidence that would strengthen the thesis is a sequence of delivered projects followed by durable rental economics and cash generation. Evidence that would weaken it includes commissioning delays, disappointing economics on operating assets or capital requirements that materially change the shareholder outcome. Those are conditions to monitor, not predictions that they will occur.

The immediate task is to connect the next financial report to a dated operating schedule. That keeps the discussion focused on the conversion of infrastructure into earnings, rather than treating every announcement of scale as the same kind of progress.
